How do you avoid overpaying or losing your deposit?
Two patterns cause most losses: listings that disappear at the viewing, and old building fees or inflated electricity bills added at checkout. The cost is concrete: a forfeited deposit or a large deduction when you move out.
Before you pay, match the owner's ID to the Pink Book (or see a notarised authorisation if an agent signs for the owner), view the flat in person or by live video, and pay into the owner's named account against a receipt.
- Do not send a full deposit before a viewing; a small holding payment against a receipt is enough.
- Refuse a flat electricity rate if the building bills by EVN tiers, and get the billing method into the lease.
